Commercial Project Manager - Cornwall

Due to continued expansion a new full time position based in Cornwall is available for a Commercial Project Manager who will report to the Head of Commercial.

This new role will be based on site in Penzance, and the primary tasks will be to manage the commercial aspects of the developments to maximise profitability and cost control. You will seek to review, monitor an obtain best commercial value. Must have the ability to deliver clearly detailed commercial reports to the Board of Directors to enable key decisions regarding site strategy to be made with confidence.

The Commercial Project Manager has the responsibility for achieving the company's objectives of maximising the profitability of the sites through competitive tendering, seeking best value through negotiation/value engineering and closely monitor budget control by continual cost monitoring.

As the Commercial Project Manager you are responsible for monitoring the actual financial performance of the company against the development budget to ensure viabilities and reports are accurate and reflect current market conditions. This includes producing accurate monthly commercial reporting, bank and Affordable Homes valuations; procurement of subcontract trades, services and utilities ; negotiating best price; processing of payments; managing Bonds and ensuring these are reduced. (This gives an overview of the role but is not exhaustive)

Responsibilities

  • Act as the Quantity surveyor for the development
  • All associated functions as the QS for a development to be fulfilled, this includes tendering process, placing orders, monthly cost/value reconciliations, payments of subcontractors.
  • Review and update trade specifications, Health and Safety compliance, service applications, apply for Bonds for Sections agreements
  • Material Procurement
  • Work closely with Head of Procurement team in setting up orders, reporting and stock valuations.
  • Management Reporting
  • Prepare reports and updates for the Head of Commercial as and when required.
  • Attend regularly organised meetings, update and action points raised.
  • Keep the Head of Commercial regularly updated of your progress and other aspects of your role.

Candidate Profile

Essential

- Construction/Building related HNC or higher qualification (Or equivalent)
- New build experience
- Excellent communication skills in both written and verbal form.
- Produce accurate commercial reports.
- Ability to use a range of IT packages including Microsoft Office.
- COINS experience preferable.
- Ability to make decisions within authority and have good time management.
- Able to read, understand and measure from Working Drawings.

Desirable

5 years experience within the industry with a proven track record.
