Devonshire Homes cements expansion plans with first new homes site in Somerset

8 March 2023

Independent West Country house builder Devonshire Homes has exchanged unconditional contracts on its first new homes site in Somerset as part of its ambitious five-year growth plan.

Devonshire Homes has acquired approximately 5.5 acres of land for a new build homes development at Dancing Lane, Wincanton. The Somerset site is located close to the A303 where 31 high-quality homes are planned for this scheme.

The award-winning housebuilder will bring forward 24 open market and seven affordable homes. The open market homes will comprise of four and five bedroom homes with the affordable homes being two, three and four bedroom homes.

The sought-after site at Dancing Lane was particularly attractive to Devonshire Homes as it is unaffected by issues with phosphates which have plagued much of the county. Back in August 2020, Natural England declared that it was concerned with the high levels of phosphates in the Somerset Levels and Moors, putting a halt on planning applications in the area. Confirmation that Dancing Lane is unaffected allows Devonshire Homes to rapidly progress its plans to bring much-needed new homes to Wincanton.

Contributing to the community, Devonshire Homes will be making several contributions to the local area under the S106 agreement. This will include a £75,993 contribution towards local education, £42,253 towards an equipped play area, £21,173 towards a play pitch and £7,223 towards youth facilities.

Devonshire Homes, which currently has active sites in Bideford, Kingsbridge, Bovey Tracey, St Austell and Altarnun, plans to start construction on site in Wincanton this summer.

Angus Cook, Managing Director at Devonshire Homes, commented:

“Securing this sought-after site in Somerset marks a key milestone for our business. Dancing Lane benefits from outline planning permission for 31 homes, allowing construction to start this summer.
“Our plans for these new homes in Wincanton will help meet the local housing need and, in particular, that of affordable homes. We’re looking forward to bringing our high-quality new homes to the area.”

The acquisition of land at Wincanton is an important strategic landmark for the South West based Devonshire Homes as the 31-year old residential home developer builds its land bank and drives its growth plan forward. The plan includes to double turnover and deliver 400 homes per annum by 2026.
