Context

Callywith Urban Village is allocated for approximately 650 homes as well as commercial development under policy Bd-UE4 of Cornwall Council’s Site Allocations Development Plan.

Devonshire Homes has acquired an interest in the whole site, now known as Roseland Fields, and we’re keen to deliver the high quality homes that we’re known for in Bodmin.

Proposed

Our proposal is for a mixed use development comprising commercial spaces as well as 678 dwellings which will be a mix of 1-5 bedroom homes including maisonettes, flats and houses, some of which will be split level designs.

To inform our plans we are pre-application consultation with Cornwall Council, alongside an extensive technical assessment of the site incorporating: Access, nutrient neutrality, flood risk, highways and ecology.

Drainage / Highways

Drainage

It is too soon to prepare a detailed drainage plan but we expect this will include a mixture of underground and above ground SuDs features, swales and planting.


Highways

There are likely to be two points of vehicular access to the development, both of which will be off Old Callywith Road. One will serve the residential development and one the commercial.
